    Buying a Home on a Private Well in Massachusetts

    On town water, somebody tests your drinking water constantly, publishes the results, and is legally answerable for them. On a private well, nobody does. The well is a small private utility that you own, and from the day you close, its water is your responsibility and its failures are your expense.

    This is not a rare situation in this market. Dover, Sherborn, Medfield, Millis, Carlisle, Boxborough and much of the outer MetroWest ring run substantially on private wells, usually on the same properties that are on Title 5 septic. Two private utilities, one lot, both yours.

    Nobody is required to test it before the sale

    This surprises people, and it is the single most important thing to understand. MassDEP regulates public water supplies exhaustively. Private wells it does not regulate at all — it publishes guidance and a set of Model Board of Health Regulations for Private Wells, and then leaves adoption to each of the 351 municipalities.

    So the answer to whether a well must be tested before a property changes hands is entirely local. Some towns require a test at transfer. Many require one only when the well is first drilled. Some have no regulation whatsoever. Nantucket, for example, has required PFAS testing before transfer since 2024; a neighbouring town might require nothing at all.

    Call the Board of Health for the town, give them the address, and ask two questions: what their private well regulation requires at transfer, and whether they hold a well completion report for that property. Do not take the listing's word for it, and do not assume the seller knows.

    What to test for

    Whether or not the town requires it, test. Use a Massachusetts-certified laboratory and ask for a real-estate transfer panel plus the additions below:

    • Total coliform and E. coli. Presence usually points to a construction or seal problem — a bad cap, a cracked casing, surface water finding its way in — rather than a bad aquifer, which means it is often fixable.
    • Nitrate and nitrite. Septic and fertiliser indicators, and the analytes that matter most in a house with an infant.
    • pH, hardness, total dissolved solids. Low pH is common in New England and corrodes plumbing, which is how lead and copper get into water that had none in the ground.
    • Iron and manganese. Widespread here. Mostly an aesthetic and staining problem, sometimes more.
    • Sodium and chloride. Road salt. Relevant if you are on a heavily treated road, and relevant medically to anyone on a sodium-restricted diet.
    • Arsenic and uranium. Both occur naturally in New England bedrock in some areas, and neither has any taste, smell or colour. This is the test people skip and should not.
    • Radon in water. Separate from the radon-in-air test your inspector may run. See radon testing for the air side.
    • Volatile organic compounds, if there is or ever was a gas station, dry cleaner, industrial parcel or landfill nearby. Ask the Board of Health what they know about the neighbourhood.
    • PFAS. Note carefully what the standard means here: MassDEP's maximum contaminant level for the six regulated PFAS compounds applies to public water systems. A private well has no enforceable limit, so the public standard is a benchmark you are choosing to hold your water to, not a rule anyone will enforce for you.

    Quantity is the other half of the question

    A well that comfortably served a retired couple may not serve a family of five with two full bathrooms and a dishwasher running at seven in the morning. Water quality gets all the attention and yield is what actually ruins a Saturday.

    Ask for a sustained flow test rather than a spot reading, and ask the age and condition of the pump and the pressure tank — both are wearing parts with a finite life, and neither is visible in a listing photo. If a well completion report exists, it will state the depth, the static level and the yield at drilling, which is a useful baseline even decades later.

    What a lender will insist on

    FHA and VA loans carry their own well requirements: a potability test, and minimum separation distances between the well and the septic system's components. Title 5 sets separation distances too. On a small lot with both a well and a leaching field, those distances can be genuinely difficult to satisfy, and a well sitting too close to a leach field is a financing problem on top of a health one. Raise it with your lender early rather than discovering it in underwriting.

    Shared wells

    Some older subdivisions have one well serving two or three houses. That arrangement needs a recorded easement and a written agreement covering maintenance, repair and cost-sharing — and a lender willing to accept both. Plenty are not. If you are looking at a shared well, get the recorded documents in front of your attorney during the inspection period, not after.

    Treatment, and what it actually commits you to

    Almost every problem on the list above has a treatment: ultraviolet or chlorination for bacteria, an acid neutraliser for low pH, an oxidising filter for iron and manganese, reverse osmosis or adsorptive media for arsenic and uranium, aeration for radon in water.

    Get a written quote from a water treatment contractor during the inspection period rather than budgeting from anything you read online, including this. And price the part everyone forgets: treatment systems need servicing, media replacement and electricity for as long as you own the house. The install is the smaller number.

    Timing, because this is where deals slip

    Order the water testing when you book the general inspection, not after you read the report. Bacteria results come back quickly; metals and PFAS do not, and some analyses take longer than a standard inspection window. If the lab cannot turn it round in time, ask for a written extension rather than letting the contingency expire on a promise.

    Once you own it

    MassDEP recommends testing annually for bacteria and nitrate, with a broader panel every few years and after any work on the well. Keep every result. A documented decade of clean tests is worth real money and real goodwill when it is your turn to sell, and it is the difference between a buyer's inspection being a formality and being an argument.

    The diligence checklist

    1. 1.Call the Board of Health, by address, about the transfer requirement and the well completion report.
    2. 2.Order a full water panel from a Massachusetts-certified lab on the day the offer is accepted.
    3. 3.Ask for a sustained flow test, not a spot reading.
    4. 4.Establish the age of the pump, the pressure tank and the well itself.
    5. 5.Confirm the separation distance between the well and every septic component.
    6. 6.If the well is shared, read the recorded easement and the cost-sharing agreement.
    7. 7.Get a written treatment quote for anything the results flag, before your contingency expires.
